Are pets allowed in the units or building?
The building at 105 Champagne Ave does not allow pets; however, service animals are welcome and exempt from this policy.
Are the suites furnished?
Yes, each suite is fully furnished for your convenience. The living room features a sofa or sectional, a side table, and a large flat-screen TV. The eat-in kitchen is fully equipped with stainless steel appliances, including a refrigerator, oven, microwave, dishwasher, table, bench, and chairs. The bedrooms are furnished with either a double bed or a single bed and mattress, along with a nightstand, desk, and chair. Additionally, each suite comes with its own washing machine and dryer.
Can you remove the furniture and rent a unit unfurnished?
No. All units come fully furnished
Are utilities and internet included in the rent?
Yes, the rent covers all essential utilities, including hydro, gas, water, and internet, and Wi-Fi. However, any additional services such as a landline, ethernet connection, or cable TV in the suite are not included and will incur extra charges.
Can I smoke in my room?
No, smoking is not allowed inside the buildings. It is only permitted in designated outdoor areas, which are located at least 9 meters away from any building entrance. This policy applies to both smoking and vaping, ensuring a comfortable and smoke-free environment for all residents and visitors.
Do I need a deposit?
We require the rent for the first and last month upon signing the lease. You can pay the deposit by e-transfer using the instructions provided upon lease e-signatures.
Do tenants have access to bicycle storage?
Yes! All residents have access to secure bike racks in the garage.
How do I apply to become a tenant for one of the units?
Once you find a unit that you like, contact us to schedule a showing. If you are interested, please ask our showing coordinator to send you an online application that you can fill out from a phone/tablet/computer or email us at showing@ottawapropertymanagers.com to request the application.

We process your rental payments using our online payment system. Is there anything that is supplied with the unit?
The suites are equipped with a set of dishes, cups, cutlery, a toaster, a coffee maker, a kettle and a selection of pots and pans. However, you'll need to bring your own cooking utensils, such as a spatula, cheese grater, colander, can opener, and other essential tools for preparing meals.
Is there parking available in the building?
Yes, underground parking can be rented from the building management company at the fee of $250/month (subject to availability)
What are my rent payment options?
The preferred payment method is pre-authorized debit (through a tenant portal with Buildium Software).
When can I move in?
During our busy season, we provide move-in schedules to ensure a smooth process for everyone involved. An employee from OPM will contact you to coordinate and confirm your specific move-in date and time, ensuring that you have all the information and support you need for a hassle-free transition into your new home.
Who will take care of maintenance requests?
OPM will coordinate maintenance requests and get confirmation from the homeowner on approvals for any repairs—which means you don’t have to.
Do I need tenant's insurance?
Yes, tenant's insurance is required as part of your lease agreement. We can provide you with contact information for local insurance providers who offer tenant coverage. However, you're also welcome to arrange your own insurance through your family's provider or any other insurance company of your choice.
Is there public transportation nearby?
Yes, there are several bus stations a few steps away (Bus #2, 14, 55, 56, 85) and also the O-Train station a few minutes away.
